Title Examination Commitment
CURRENT OWNER LETTER REPORTS AND EQUITY POLICIES
- 24 hour Standard Service for both Lucas and Wood Counties.
- Same day service is available if order placed in a timely fashion.
ALTA OWNER AND LOAN POLICY COMMITMENTS
- 48-72 Hour Standard Service for both Lucas and Wood Counties.
- Loan Policies that require a 40+ year title search and an easement record search may take longer. Occasionally, records are archived by the county and must be requested for examination – this will extend the time a title commitment can take to be prepared.
COUNTIES SERVICED
All of Northwest Ohio; search times will be from 2 to 5 days. For the rest of the State of Ohio, and Southeast Michigan, service may vary, but will be adjusted to meet your needs.
Escrow and Closing Service Commitment
COMMUNICATION
- When placing a title order by phone, ask for the order desk. They will see that you get your commitment in a timely fashion.
- When you receive your commitment, if you have not already done so, call us to set up your closing.
- When calling to set up a closing, or if you have a question about a closing, ask for anyone in the closing department.
AREA TITLE WILL SEND YOU CONFIRMATIONS
- Your Title Order. This confirmation form will tell you who will get copies of the title work, when to expect it to be done and in your hands, and confirm all information already provided to us.
- Your Closing. This confirmation tells you when and where your closing is set, and who the expected participants will be.
Each confirmation will also contain our order number, and it will restate all the other information you have given us.
TIME AND LOCATION OF CLOSING
- Time: You may close your transactions at the time of your choice; this means DURING REGULAR BUSINESS HOURS, IN THE EVENING, OR ON WEEKENDS.
- Location: You may close your transactions at our main office at 5450 Monroe St. or our Downtown Toledo location, 709 Madison, Suite 101 or AT ANY LOCATION OF YOUR CHOICE.
- Parking Nearby and FREE.
WHAT YOU SHOULD BRING TO THE CLOSING?
- "Good funds" (i.e. a bank issued certified check) – call us early to make sure the bank check is for the correct amount.
- Fire, Hazard, or other Insurance Evidence as needed.
- Two Forms of ID, one with a picture (for anyone who will sign anything).
- A properly executed deed.
- Other documents your lender requires you to bring.
